Ocean Capital Lending, LLC offers down payment assistance to first time home buyers, community partners and veterans across the entire state of Florida. We offer it across all FHA/VA loans with 3.5% down and 0% down, plus conventional as low as 3% down.

Option 1 – First Time Homebuyer

$5,000 maximum subsidy

4 : 1 ratio

Minimum contribution from borrower of $1,000

Eligible borrower(s) are first time home buyers

Eligible properties include 1 – 4 units and can be used for down payment, closing costs, renovation and/or principal reduction

Option 2 – Community Partners

$7,500 maximum subsidy

4 : 1 ratio

Minimum contribution from borrower of $1,000

Eligible borrowers are any individual who are first responders, police, fire department, educators, health-care workers

Eligible properties include 1 – 4 units and can be used for down payment, closing costs, renovation and/or principal reduction

Option 3 – Veteran Partners

$7,500 or $10,000 subsidy

No minimum contribution from the borrower

Eligible borrowers are first time or non first-time home buyer veterans, spouses or surviving spouses who are currently serving or have served for any US branch of the military, or have served in an overseas military intervention for any branch of the US military. National Guard Reservists are also eligible.
